One off finder’s fee of half a months rent or £600 (whichever is greater)

Included at no extra cost:

  • - Rental valuation and advice on any works that are required to ready the property for the market and ensure the property is compliant.
  • - Marketing of the property including professional like photography and video of your property along with details and highlights.
  • - Advertisement on all major platforms including Rightmove and Zoopla
  • - Initial vetting of potential applicants before viewing stage.
  • - Accompanied viewings at the property with an agent and offer forms provided.
  • - Full tenant referencing included for the first 2 tenants.
  • - right to rent checks on the applicants.
  • - Collection of rent for the first month up front
  • - Paperwork including the AST, DPS prescribed info (if you select us to register the deposit on your behalf), tenant information for rental payments, welcome letter with your details, landlord pack with all the information you will need, tenants’ responsibility information.

Not included:

  • - Collection and registration of the deposit money with the DPS £50
  • - Detailed inventory report: £100 (unfurnished) £120 (furnished)
  • - Inspections £80 per inspection
  • - Detailed inventory report (Move out): £100 (unfurnished) £120 (furnished)
  • - Dealing with the deposit and any disputes (covered in the £50 paid for registration)
  • - Serving section notices £20 per notice
  • - Rent review at the end of the tenancy term and negotiating rent increases. £100
  • - Compliancy certificates as and when they are required
  • - Rent guarantee or warranty if wanted
  • - Maintenance costs

Fully Managed

One off finder’s fee of half a month’s rent then 10% of the rental amount on a monthly basis.

Included at no extra cost:

  • - Rental valuation and advice on any works required.
  • - Marketing including professional photography and video.
  • - Advertisement on Rightmove and Zoopla.
  • - Initial vetting of potential applicants.
  • - Accompanied viewings and offer forms.
  • - Full tenant referencing included for the first 2 tenants.
  • - Right to rent checks on the applicants.
  • - Collection and registration of the deposit money with the DPS.
  • - Collection of rent for the first month and every month after that.
  • - Detailed inventory report of the condition before move-in.
  • - Inspections carried out on month 4 and 8 and then every 6 months after that.
  • - Detailed inventory report when the tenant moves out.
  • - Dealing with the deposit and any disputes.
  • - Serving section notices.
  • - Managing maintenance issues and obtaining quotes from trusted contractors.
  • - Rent review at end of term and negotiating increases.
  • - All paperwork (AST, renewals, DPS info, condensation info, maintenance reporting, standing order mandate, welcome letter).
  • - Ensuring the property remains compliant throughout the tenancy.

  • - Compliancy certificates as and when required.
  • - Rent guarantee or warranty if wanted.
  • - Maintenance costs.
  • - Additional tenant referencing after the initial 2: £20 per applicant.
